So far this year, we have seen in San Mateo County, 1,265 single family homes sell and 513 condo/townhomes sell.
Santa Clara County (which is a bigger county in terms of housing, area, available for sale) had 2,950 single family and 1,612 condo/townhomes sell.
The above picture shows what has sold in April 2022 which show what reports/forecasts have been pointing to: There will be more properties for sale, as those sellers who have been thinking of selling will finally do so, but the list price to sell price will be narrowing.
The tide may be turning for both sellers and buyers, but if you can find that home that checks off most of your needs, and not all of your wants, this may be the time to do so, both for sellers who need a next home and for the buyer who has been put off by what the real estate market has been doing to them the past 2 years.
